Cost of Living in Greece: What Americans Should Budget for Housing, Food and Everyday Life

Greece can offer substantial savings compared with expensive US cities, especially when housing is part of the comparison. But the amount you save depends on where you live, the home you choose and the lifestyle you want to maintain.

A compact apartment in Thessaloniki, a renovated home in central Athens and a coastal property in Crete represent different budgets. Healthcare, transport, travel back to America and any continuing US expenses also need to be included.

The most useful approach is to build a budget around your household rather than rely on a single percentage saving or a headline monthly figure.

Is Greece Really 40–50% Cheaper Than the United States?

There is no single percentage that reliably describes every American’s potential savings.

The suggested comparison of $3,900 a month in Athens versus $11,900 in New York implies a reduction of approximately 67%, rather than 40–50%. Without a source, date, household size and explanation of the expenses included, those figures should not be presented as an established equivalent-lifestyle budget.

Cost-comparison websites can provide a starting point, but their results depend on the basket of expenses and the quality of the underlying data. Expatistan’s October 2026 Athens–New York comparison, for example, reports substantial savings while explicitly warning that some data is inconsistent or sparse.

For your own planning, compare Greece with your actual spending. Someone leaving a high-rent New York apartment has a different starting point from someone who owns a mortgage-free home in a less expensive American city.

Also distinguish between costs you will replace and costs you will retain. Keeping a US property, vehicle or other financial commitments changes the calculation considerably.

Rental Costs in Athens, Crete and Thessaloniki

The suggested monthly rental ranges—€400–700 in Athens, €350–650 in Crete and €350–600 in Thessaloniki—need to be tied to a property’s size, location and condition.

They should not be treated as guaranteed prices for a renovated, furnished one-bedroom apartment in every neighbourhood.

Property-market figures commonly use euros per square metre. They help compare areas, but they do not tell you how many bedrooms a home has or whether it suits your requirements.

Athens: Location Can Change the Budget Substantially

Indomio’s September 2026 figures put average advertised rent in its Athens Centre market area at approximately €14.80 per square metre per month.

At that rate, a hypothetical 50-square-metre apartment—about 540 square feet—works out at approximately €740 a month. An 80-square-metre apartment works out at about €1,185. These are calculations from an area average, not available-property quotations.

A €400–700 search budget therefore requires careful checking against current listings. You may need to adjust the size, condition or location of the home you want.

Crete: Chania and Heraklion Have Different Markets

Crete should not be treated as one uniform rental market.

For September 2026, Indomio reports average advertised monthly rents of approximately €11.39 per square metre in Chania and €10.14 in the municipality of Heraklion.

Applied to a hypothetical 60-square-metre apartment, those figures produce approximately €685 in Chania and €610 in Heraklion.

The original €350–650 range is more useful as a starting point for a smaller-property search than as a general budget for any home on the island.

Confirm the exact rental period, too. A price advertised for a temporary stay should not be assumed to secure a home for your intended year-round residence.

Thessaloniki: A Lower Housing Budget May Be Possible

Indomio’s September 2026 average asking rent is approximately €9.91 per square metre across its Thessaloniki Municipality market area, compared with €11.22 in its central area.

A hypothetical 50-square-metre apartment therefore works out at approximately €495 across the wider market area or €560 in the centre.

That helps put the €350–600 range into context. It can be a starting budget for a compact home, while larger apartments or particular locations can require more.

What Does Rent Leave Out?

Before deciding that an apartment is affordable, ask for a written breakdown of the costs you will pay separately.

Check:

- Electricity and water.

- Heating and air conditioning.

- Shared building charges.

- Internet and mobile service.

- Parking, if required.

- Any additional charges associated with the rental.

Ask to see recent bills where possible. A home’s insulation, heating system and your own usage can affect its running costs.

For reference, Numbeo’s October 2026 crowdsourced Athens figures report basic utilities of approximately €181 a month for an 85-square-metre apartment, with broadband around €27 and a mobile plan around €23. These are indicative user-reported averages, not quotations for your household.

A smaller property will not necessarily have proportionately smaller bills, so avoid simply reducing every expense according to floor area.

How Much Does Dining Out Cost in Greece?

The suggestion that a good three-course meal with wine typically costs €20–30 needs clarification: is that per person or for two people, and what type of restaurant is involved?

Numbeo’s October 2026 Athens data reports approximately €15 for a meal at an inexpensive restaurant and €60 for a three-course meal for two at a mid-range restaurant, excluding drinks. As with its other figures, this is crowdsourced guidance rather than a fixed price.

For budgeting, €20–30 per person may be a useful target when choosing from menus, but it should not be presented as a reliable nationwide price for three courses and wine.

Check whether your estimate includes starters, drinks, bottled water and any other items you would normally order.

Frequency matters just as much as the bill. A hypothetical €60 dinner for two once a week averages roughly €260 a month before additional drinks or other outings.

Groceries: Compare Your Own Shopping Basket

Fresh produce, seafood, olive oil and local wine are part of Greece’s appeal. However, the claim that all these products are considerably cheaper than equivalent US quality needs a like-for-like comparison.

Product grade, season, shop, quantity and location all matter. “Seafood” might mean very different purchases, while olive oil varies in quality, packaging and origin.

During a scouting stay, price the food you actually buy in an ordinary week. Include household supplies and personal-care products alongside groceries.

That exercise will tell you more than comparing a few attractive market purchases with premium US supermarket prices.

It also helps you establish whether your budget depends on changing your habits. Buying local seasonal ingredients and maintaining a shopping basket built around imported favourites are different spending choices.

Buying Property: Treat Headline Prices with Care

The suggested purchase figures of €2,500–3,500 per square metre in central Athens and approximately €2,000 in Crete are too broad to describe every location or property.

Indomio’s September 2026 data gives an average asking price of approximately €3,420 per square metre in its Athens Centre area. Its neighbourhood figures vary substantially, illustrating why an overall average cannot replace a search for suitable homes.

For Crete, the same portal reports a regional average asking price of approximately €2,603 per square metre, with differences between prefectures. That makes €2,000 an unsuitable general description of the whole island’s market.

These are advertised prices, rather than confirmed sale prices.

Correctly Interpreting the 2025 Price Increase

The quoted “up 7.6% in 2025” should not be attached to Athens city-centre property prices.

The Bank of Greece reported a 7.6% year-on-year increase in apartment prices nationally in the fourth quarter of 2025. For Athens, it reported a 6.2% average increase over 2025 as a whole.

Those figures concern different geographical coverage and measurement periods from a city-centre asking-price estimate.

The Purchase Price Is Only Part of Ownership Cost

Before comparing buying with renting, obtain a transaction-specific estimate of purchase expenses, professional fees and any applicable taxes.

Then budget separately for insurance, maintenance, shared charges, repairs and any planned renovation.

A home bought without a mortgage still has ongoing costs. Its condition can matter as much as the price per square metre.

Expenses That Can Change Your Overall Savings

Housing and restaurant prices cannot establish your full cost of living in Greece.

Build your monthly plan around your household’s needs, including:

- Health insurance and expected out-of-pocket healthcare expenses.

- Public transport or the full cost of a car.

- Flights and other travel.

- Schooling or childcare, where relevant.

- Continuing US commitments.

- Professional assistance with tax and administration.

- A reserve for unexpected expenses.

Where costs are paid annually, divide them by twelve and include them in your monthly calculation. That avoids making the budget look artificially low during months without a large bill.

Allow for Dollar–Euro Exchange Rate Changes

If your income is in dollars and your expenses are in euros, your dollar spending will change even when Greek prices remain the same.

As a hypothetical example, a €2,500 monthly budget costs $2,750 at $1.10 per euro and $3,000 at $1.20 per euro, before conversion charges.

Test your plan against a less favourable exchange rate so you understand how much flexibility you have.

Separate Moving Costs from Everyday Living Costs

Your first months in Greece can involve expenses that will not recur every month: temporary accommodation, deposits, shipping, furnishing, document preparation and professional assistance.

Keep a separate moving budget rather than trying to absorb everything into an ordinary monthly allowance.

Before committing to a rental, request an itemised explanation of the initial payment, deposit, any agency fee and other charges. Confirm what is refundable and under which conditions.

This gives you two useful figures: what you need to make the move, and what you need to sustain your life afterwards.

Building a Realistic Cost-of-Living Budget for Greece

Start with current homes that meet your requirements, then add the expenses associated with living in those specific locations.

Price your groceries, check menus, obtain insurance quotations and test your regular journeys. Compare the result with your actual US spending, including any commitments you will keep.

Greece may offer meaningful savings, but a successful budget should explain where those savings come from and which assumptions they depend on.
