The Cheapest European Beach Towns Where Americans Are Actually Moving
Mediterranean living does not have to mean Marbella prices. These are the beach towns and coastal villages that deliver the lifestyle without the premium — based on what our clients are actually finding and buying.
The dream: waking up to a sea view, walking to the beach, eating fresh seafood, and paying a fraction of what the same life would cost in the US. It is achievable — but you need to look beyond the famous destinations.
Portugal: The Alentejo Coast and Silver Coast
While the Algarve gets all the attention (and the price tags to match), the Alentejo coast south of Lisbon and the Silver Coast north of Lisbon offer similar Atlantic scenery at 30–40% lower cost.
Towns worth exploring: Comporta (surfer favourite, raw beauty), Vila Nova de Milfontes (small harbour town, very Portuguese), Nazaré (famous waves, affordable property), Óbidos (slightly inland but extraordinary).
2-bedroom apartment purchase prices: €180,000–280,000 in most of these towns.
Spain: Murcia and the Costa Cálida
While the Costa Blanca (Alicante area) has become expensive and well-known to Northern Europeans, the Murcia coast — the Costa Cálida — remains dramatically undervalued. Towns like Mazarrón, Águilas, and Cartagena offer the same Mediterranean climate at significantly lower prices.
2-bedroom apartment purchase prices: €100,000–200,000.
Monthly living costs for a couple: €1,800–2,500.
Spain: Canary Islands
Las Palmas de Gran Canaria in particular is consistently ranked as one of the best places to live in the world for cost, climate (22°C year-round), and quality of life. It is not cheap by Spanish standards, but it is extraordinary value versus Northern European or US equivalents.
Italy: Calabria and Sicily
Southern Italy remains dramatically undervalued. Calabria — the "toe" of the Italian boot — has 800km of coastline, almost no foreign tourists, stunning scenery, and property prices that seem impossible to Northern European or American eyes.
Towns worth exploring: Tropea (the jewel of Calabria), Scilla, Pizzo, Bova Marina.
Property prices: €60,000–150,000 for a 2-bedroom apartment with sea views.
Greece: The Peloponnese and Epirus
Away from Mykonos and Santorini (which are expensive and crowded), the Greek mainland coast offers extraordinary value. The Peloponnese has some of Europe's most beautiful coastline, medieval towns, and property prices that have not risen with the rest of the market.
Towns worth exploring: Nafplio (perhaps Greece's most beautiful town), Stoupa (Mani peninsula), Pylos, Kardamyli.
Property prices: €100,000–220,000 for good quality properties.
The practical reality
